Downtown Infill redevelopment involves a different skill set than what is required for the buildout of an open field or highway-oriented site. Given the large number of vested stakeholders associated with sites in built-out downtowns, issues such as density, scale, surrounding uses, and streetscapes are critical and need to be integrated into the design from the outset. In addition, concerns regarding project parking, vertical integration of mixed-uses, how to service back-of-store requirements, traffic, and construction phasing are vital. Developers of infill sites must also have a substantive knowledge of environmental compliance and remediation, both on site and throughout the DEP approval process. SHG is fortunate to have been awarded four Downtown Infill projects through public RFQ/RFP processes in highly sought after locations, establishing our business formula to work in partnership with municipalities for the purpose of redeveloping under-utilized downtown property. These projects represent a more sophisticated level of development, which is achieved through transparency of process, economic grounding, thoughtful project design, and compromise between the needs of both the public and private sectors. |
